Energy Performance Certificates (EPCs) are widely used to assess the energy efficiency of buildings. However, recent research reveals a critical disconnect between EPC ratings and actual fossil fuel consumption in commercial properties.
This misalignment may lead to the misevaluation of assets and ineffective environmental policies, posing significant risks to both the property sector and broader climate goals. Policymakers must consider revising the EPC framework to better capture fossil fuel exposure and guide sustainable investment and retrofitting efforts.
